Pets: Cats and Small Dogs (25 lbs or less when full-grown) allowed with prior approval. A maximum of 2 pets. A $250.00 refundable pet deposit required each pet upon move out inspection. A $25.00 monthly pet fee required per pet.

Rental Application: No application fee. Every adult prospective tenant is required to complete an online rental application. We only accept applications electronically through TenantCloud. Tenant Check: Prospective tenants are required to complete a tenant background check ($55.00 per applicant) which includes: -National Criminal Search -Instant State Data -National Sex Offender Data -OFAC/Most Wanted Searches -SSN Verification/Address History -Bankruptcies -Full Credit Report with Resident Score -National Eviction Search

Credit Score Requirements: Credit check is required.

Application Process: Applications are first come, first serve upon application and background/credit check approval. Once approved, a lease signing is required within 72 hours and the first half of the security deposit must be paid within the 72 hours to hold the unit until move in day.

Rental payments accepted: Check, Money Order, ACH via Direct Deposit ($5.00 fee), Zelle (2% fee), Venmo (2% fee) or through TenantCloud via Stripe (additional third-party fee)  

Additional Fees:

Late rent payment: $175.00 (one hundred and seventy five dollars)

Lost key fee: $25.00 (twenty five dollars) per key

Returned or bounced check payment: $40.00 (forty dollars)

Lost or broken remote fee: $25.00 (twenty five dollars) per key

Smoke Detector/Carbon Monoxide Alarm: $50.00 (Any smoke detectors or carbon monoxide detectors found without batteries, or off the wall will be fined $50 per occurrence)
