Lease Terms and Conditions:
- Utilities: Tenant pays for internet/cable, electric, and gas. Landlord pays for trash, water, sewer, lawn care and snow removal. Window air conditioning units provided and installed for summer months. Radiator heat in the winter.
- Pet Policy: Cats and dogs allowed with prior approval. 2 pet maximum. Refundable Pet Deposit of $250.00 for each pet. Additional $25.00 monthly pet fee per pet.
- Security Deposit: $2,500.00 - First half of the security deposit ($1,250.00) is due at time of lease signing, final half ($1,250.00) due at move in. Income requirements are combined household gross monthly income greater than 2.5 times the rent ($6,250.00) or full-time student status. Proof of income or student status required.
- Rental Application: No application fee. Each adult prospective tenant is required to complete an online rental application. We only accept applications electronically through TenantCloud. Applicants must sign up for a free TenantCloud account to apply.
- Background Check: Prospective tenants are required to complete a tenant background check ($57.00 per applicant) which includes: National Criminal Search, Instant State Data, National Sex Offender Data, OFAC/Most Wanted Searches, SSN Verification/Address History, Bankruptcies Search, Full Credit Report with Resident Score, National Eviction Search
- Credit Score Requirements: Credit check is required.
- Application Process: Applications are first come, first serve upon application and background/credit check approval. Once approved, a lease signing is required within 72 hours and the first half of the security deposit must be paid to hold the unit until move in day.
- Monthly Rent Payment Options: Check, Money Order, Zelle (2% fee), Venmo (2% fee).
